Farm Description

Just north of Red Mountain Open Space and the Colorado border is Granite Canyon Ranch with 50 deeded acres and 305 acres Wyoming State Lease.

Land

Characterized by rolling hills, scattered pines, rock outcroppings and incredible views of the Rocky Mountains, the ranch is a 355 acre ranch with 50 acres deeded adjoined by a 305 acre Wyoming State lease parcel. The lease will transfer with the approval of the Wyoming State Land Board. The forage is native short grass consisting of mostly Blue Grama and Buffalo Grass. The ranch is watered by a 545 ft water well with a static water level of 180 ft., with an electric submersible pump. There is also electricity along the eastern border of the deeded. The ranch has numerous excellent potential building sites with incredible views of the surrounding countryside and Mountains. The terrain is rolling hills and ravines with pockets of pine trees. The lease is excellent grazing land with native grass forage and pockets of pines and Aspen trees. There is a live water spring on the east side for livestock water.

Improvements

The ranch is improved with good fencing and a good water well with a tire tank for livestock water. There is also an RV electrical and water hook up.

Recreation

Granite Canyon boast great game populations. Located in an apparent elk migration route, It's not uncommon to see big elk herds moving through. Big Mule Deer, Antelope, Bobcat, Mountain Lion, and Coyote are common sites. The ranch is located in GMU area 6 for Elk and GMU area 61 for Deer, and Unit 37 for Antelope. Hunting and recreational opportunities abound. The Red Mountain Open Space is located just south of the ranch just across the Colorado border and offers miles of hiking trails.

Agriculture

Primarily used to summer graze cattle on pasture, the ranch is set up and ready to go with fencing, and water in place. The ranch would make a great ranch headquarters with some improvement.

Region & Climate

Granite Canyon is located just north of the Colorado border in Laramie County Wyoming between Cheyenne and Laramie. Cheyenne or Laramie offer world class amenities, including shopping, restaurants and and activities. The regions climate is semi-arid and has generally cold winters and warm summers with low humidity. The annual precipitation is around 14 inches and snowfall averages about 50-70 inches annually. The area boasts an average of 230 days of sunshine.

History

The area is steeped in history. The ranch is located just north of the old town of Harriman, Wyoming, which was a Union Pacific Railroad Town. Harriman was named after Edward Harriman who was the railroad executive that took over the bankrupt UP Railroad in the early 1900'S. The area is now home to large land parcels, ranches and homes on acreage.
