Moondance 35 is located just 3.6 miles behind an automated gate off Buckhorn Road, approximately 45 minutes west of Fort Collins. Perched above the Fish Creek Valley on a predominantly east-facing slope, the property offers expansive views and a peaceful, tucked-away setting. Positioned near the edge of the 2020 Cameron Peak Fire burn area, the property experienced a complete loss of its mature timber. In the years since, grasses and shrubs have made a strong recovery, bringing new life to the landscape while providing valuable forage and cover for wildlife, and natural erosion control. A previous cabin site remains, now cleared and ready for your vision-whether that's a simple hunting basecamp or a fully appointed mountain retreat. Public land is accessible on the northern and southern property lines, giving you direct access to 1000'S of acres of Roosevelt National Forest. With the closest public access point into the forest being over 2 miles away, Moondance has adjacent access while still offering privacy. The property is in GMU 20 which is known for it's trophy elk and mule deer, both of which frequent the area, and exhibit sign on the property.

Region & Climate

Bellvue, Colorado has a semi-arid, foothills climate with plenty of sunshine and four distinct seasons. Summers are warm with low humidity and cooler evenings, while winters are cold with occasional snowfall, though typically less than higher mountain areas. Spring and early summer often bring brief afternoon thunderstorms, and the area is known for its dry air, changing winds, and wide day-to-night temperature swings.

Location

45 minutes from Fort Collins, head through Masonville and continue on Buckhorn Road to Moondance Way. At Moondance Way the road turns to dirt for the last 3.6 miles, maintained by the local road association.
