Delancey Ranch

Farm Description

Located approximately 13 miles south of Wheatland, Wyoming the DeLancey Ranch consists of 854± deeded acres and 436± State of Wyoming lease acres for a total of 1,290± acres. There are two pivots included with the property, both of which were installed new in 2022 and irrigate at total of approximately 64± acres which are currently in either alfalfa or brome hay production. There are approximately 92± acre feet of water from the Wheatland Irrigation District associated with the DeLancey Ranch, which provides water to the pivots. The owners have historically pastured approximately 150 head of yearlings on the ranch from May 15th to August 15. The owner has practiced good stewardship, and the grass is in excellent condition. Alternatively, the ranch is owner rated at 50 cow/calf pairs year-round. Livestock water is provided via two wells, plus several springs and a large irrigation canal which flows for approximately 6 months of the year. Improvements to the ranch include a three-bedroom, one bathroom ranch house which has been remodeled in recent years, plus several outbuildings and a nice set of corrals.
