Located in Elm Grove you will find this easily accessible 226 +/- acre deer and duck gem located only minutes from Bossier/Shreveport. This area has historically been known for producing great whitetails. This has consistently been proven on this parcel since the current owner acquired it in 2021 with bucks of 144, 145, 147, 155, & 163 inches taken on the property with a 180” killed on the property line by the neighboring owner.

The property is part of an approx. 4200-Acre footprint of private landowners who are on similar management plans focusing on mature deer. The surrounding neighbors have owned their properties for 20+ years according to the seller and have harvested many trophy whitetails through the years. It was previously in ag production, of course, before being enrolled in Wrp, and is part of approx. 10,000 acres of contiguous bottomland hardwoods providing excellent backup habitat. The seller quotes people saying that this area, including this tract, is one of the best deer hunting locations in north Louisiana.

The property has numerous well-positioned deer blinds and food plots as well as four flooded timber duck holes with blinds in two of them that have produced heavy limits when the conditions were right. The flooded timber holes all have varying depths of water to give you choices based on the conditions. A separate small, natural, flooded slough provides a fifth duck hole that allows for easy entrance/exit and decoy spread setup & hunts.

All of the stands are easily accessible by standard Utv/Atv with a good trail system throughout. The duck slough is levee controlled to the north and the south by the neighboring property owners who work in conjunction with the owner of this parcel. The owner is allowed to pump water from the neighboring ponds when necessary/needed. A project to implement a new gate valve to provide water from a neighboring pond is planned for the near future.

The Flat River is located 1/4 mile north of the property, and the tract is within 3.5 miles of the Red River, both contributing to the duck hunting potential. Lake Bistineau is located 2 miles to the east as well as the Loggy Bayou WMA consisting of approx. 6,558 acres situated just to the east that limits its firearm hunting for deer and is mostly archery.

The timber consists of 28-year-old mast producing oak and bottomland species planted in WRP (enrolled in 1998). The oak species are producing acorns across the tract and help contribute to holding deer. The areas that contain minimal oak species contain thick bedding grasses and habitat for transitional movement to the food plots and mast producing oaks. Numerous 135"+ plus deer have been harvested on the property since acquisition with plenty of future stock, and apparent quality genetics, in place for the next landowner. The landowner and the surrounding property managers continue to strive for mature whitetails and implement protein feeding on a consistent scheduled routine during the off season.

Seller holds a $250,000 loan at 3.95% which could be assumed by a qualified buyer.
